How To Create The Perfect Pre-Recorded Virtual Tour Using EyeSpyPLAY™

1) Write a script. Some people have the spiel and never feel the need to write a script, but if it is a new property, you’re not fully brushed up on its features, or you know you’ll make mistakes without a script, then this is your first tool for creating the perfect pre-recorded tour.


2) Have a few practices - after all, practice makes perfect!


3) Some customers have told us that they prefer using EyeSpyPLAY™ with a colleague, so that they can focus on narrating the pre-recorded virtual tour for example, whilst their co-worker moves around the tour at the same time.


4) Make sure you are in a quiet room and won’t be disturbed. A good quality microphone/headset will also be helpful to ensure that your EyeSpyPLAY™ tour is executed with good diction, resonance and clarity for your clients.


5) Watch and listen to your EyeSpyPLAY™ tour before you publish it. This will allow you to make sure that you are happy with the final result first.


6) Upload the tour to YouTube. Since Google owns YouTube, you will now have the two largest search engines in the world at your fingertips.


7) Once uploaded to YouTube, add the virtual video to Rightmove/Zoopla as part of your listing. This acts as an extra layer of marketing, providing your clients with added, essential information and more transparency with what they can expect from their in-person viewing.


8) Similarly, upload your EyeSpyPLAY™ tour to Facebook. You can target an existing group of 1.37 billion daily active users (average for September 2017) and can boost your post on your Facebook Business Page to reach relevant, targeted audiences of 1000s.


9) Put some of the property details into an Info Label on the video. Include the important information that you may not have mentioned during the pre-recorded tour.



10) Let your viewers know that they can pause at any time and view the normal virtual tour. They can then click play whenever they're ready to continue the pre-recorded video.


11) Add an autoplaying EyeSpyPLAY video to your website by turning on "EyeSpyPLAY™ autostart" and using the iframe embed code given when you publish your tour.


12) Try to keep your video to less than four minutes. Studies have shown that the shorter the video is, the more it will be watched. Our attention spans are only getting shorter these days!


13) You could just provide your clients with a teaser video - show them around the first few rooms, or highlight the key features and amenities, and then suggest that they look around the rest of the property themselves. Let them know they can then call you for more details.


14) Use the arrows when panning rooms, as these allow you to navigate smoothly around the property and give your customers a better experience when watching.


As with any real estate listing, the main aim is to display the property for sale and showcase its key features, which should in turn help sell it quickly. It should also engage potential buyers, pointing them in the direction of the real estate agent. Even if the property sells immediately, the agent should still find themselves connecting with customers that are looking for similar properties.
